Please ensure you read and fully understand the following terms and conditions. If anything is unclear, please contact us so we can explain in further detail to avoid any misunderstanding.
Before arrival:
· When a booking is confirmed, a booking confirmation will be issued. This binds you and all the members of your party to the following terms & conditions. It is your responsibility to ensure that all members of your party accept the terms & conditions of booking. Failure to disclose all relevant information or comply with these terms may lead to termination of the contract & loss of the booking.
· A rent deposit of 25% of the cost of your stay will be required at the time of booking to confirm the reservation.
· The balance must be paid no later than fortyfive days before your arrival date. If the balance is not received by the due date, the stay will be cancelled, and the deposit will not be refunded.
· A cancellation policy of fortyfive days applies. Cancellation must be made by 2pm local time. In case of late cancellation, no-show or early departure, 100% of the stay will be charged.
· Bookings made less than fortyfive days before the arrival date must be paid in full at the time of reservation.
· Your booking will not be cancelled by Villa Scarlato except under exceptional circumstances beyond our control. Notification will be given of the cancellation as soon as possible and we will promptly refund all payments made.
· Additional fees include: 450€ cleaning fees per stay, 350€ security deposit per stay, city tax of 2 € per person per stay. Special circumstances might require additional cleaning costs that will be quoted and agreed to prior to the booking.
· Bookings cannot be accepted from persons under eighteen years of age.
During your stay:
· Check-in is at 4pm and check-out is at 10am, unless otherwise agreed.
· It is absolutely forbidden to hold parties or events. The maximum number of guests using the accommodation at any time must not exceed eight, and only the guests listed in the booking can occupy the property. We reserve the right to terminate the booking without notice and without refund in case of a breach of this condition.
· Vaping or smoking is not allowed anywhere inside the premises. This must be strictly adhered to and any damage or extra cleaning caused by smoking will be charged to the guests. Smoking is allowed only on the terrace and on the balconies.
· Candles are not allowed inside the house.
· Pets are not allowed, unless agreed otherwise.
· You should lock the doors and close the windows when you leave the property unoccupied.
· Please make sure you switch off lights or any electrical appliances when you go out – we’re an eco-friendly Villa.
· Please don’t take any bath towels with you to the beach.
· It is absolutely forbidden to re-let or sublet the property. We reserve the right to terminate the booking without notice and without refund in case of a breach of this condition.
· Make sure to follow the indications regarding recycling and separate collection of rubbish.
· The owners shall not be liable for any temporary defect or malfunction of any equipment, machinery or appliance in the property.
· No compensation will be given for any temporary outage of electricity, gas, water, internet connection or television service.
· The owners are not responsible for the loss of any personal belongings or valuables of the guest.
· All inventory must remain in the property and is not taken elsewhere. We reserve the right to terminate the booking without notice and without refund in case of a breach of this condition.
· Guests are responsible for the safety and security of their children at all times. Please never leave children without adult supervision.
· Please park your vehicles in the designated parking space, ensuring cars do not block access to the property. Parking is limited to 3 vehicles, unless agreed otherwise.
· Please respect the neighbours and keep noise levels to a minimum, especially between 11 pm and 8 am.
· You shall report any problem or complaint concerning your stay immediately to us, so that we can do our best to promptly solve the issues. Any complaints not reported to us at the time and only communicated after the stay will not resolve in compensation.
· We or our representatives reserve the right to enter the property at any time to undertake essential maintenance or for inspection purposes. We reserve the right to terminate a stay without compensation where the unreasonable behaviour of the persons named on the booking (or their guests) may impair the enjoyment, comfort or health of others.
· Please treat the facilities and accommodation with due care so that other guests may continue to enjoy them. If you notice something is missing or damaged in the Villa, please let us know immediately so that we can take appropriate actions. If there has been any damage or breakages during your stay, you should report them promptly, especially before check-out.
Check-out:
· Check-out is at 10am, unless otherwise agreed.
· The accommodation will be inspected at the end of the stay and you may be charged for any loss or damage.
· In making a booking you accept responsibility for any theft, breakage or damage caused by you, your pets or any member of your party and agree to indemnify us in full for any loss that we may incur as a result. A security deposit of 350€ is required and will be returned within 15 days of the end of the stay, less the cost of damage/breakages.
· We reserve the right to charge additional cleaning costs if the guests leave the property in an unacceptable condition.
· Please note that if any key issued is not returned at the end of the stay, the cost of replacement will be charged to the guests.
We reserve the right to make reasonable amendments or additions to these terms and conditions without notice.
This property is privately owned and is our home. Please enjoy the facilities and treat the Villa with the same respect that you would with your own house.
